    But I’m guessing you have heard that Spring and Summer are the best time of the year to list – right? It is easy to understand the logic that families may be waiting to move once the school year is out – and a lot of reason why many wait to list until then too. However, not all reasons for moving are based around the school calendar.

    What if we told you that there are actually significant benefits of selling during the winter?

    Because the wide spread belief that the best time to sell is the spring summer – A LOT of sellers wait until then to list thinking they will have a better advantage. To give you an idea, more than 1200 more homes (roughly 47%) more listings hit the market in 2015 in April than in November or December.  To put that in perspective, only 217 more homes sold in April than in December.  That means that there are roughly 1,000 less homes to compete with.  Use the lack of competition to your benefit!

    Not everyone is worried about school schedules. In fact, some may be looking to stay in the same school system and need a change of housing due to internal family or unexpected changes – new baby, divorce, financial situation, job transfer, etc.  People looking during holidays are also considered to be more serious because they are using holiday time that could be spent on vacation or with family to hunt for their perfect home – and remember that low inventory mentioned above? They need something now and there is less to choose from!
